Drop Leaf

What makes my Mother-in-law's tongue's leaves drop over to the side, eventually dying?
the leaves become very moist at the base of the soil, tipping over to the side, eventually the whole plant dies. This is my second try at one of these plants, any help?
Not enough light and too much water - probably root rot.
Unpot and check the roots.
Flush the rootball to see if there are any viable (white) roots.
Pull off all dead material including leaves that will come off easily and repot.
Water only when soil surface feels really dry.
These plants are hard to kill and will probably make a comeback.
